What is drywall mold removal?
Drywall mold removal is the contained cutting out and disposal of mold-affected drywall, cleaning and drying of the framing behind it, repair of the moisture source and installation of new drywall once the area is confirmed dry.
Drywall, also called gypsum board or sheetrock, is a layer of gypsum sandwiched between paper. The paper facing is made of cellulose, which mold readily digests once it is damp. Because the board is porous, moisture wicks upward and outward from a leak, and growth often develops on the back of the board inside the wall cavity before anything shows on the painted side.
That is why mold on drywall is almost always removed rather than cleaned. Wiping the painted surface may take away the visible stain, but it does nothing for growth inside the paper and on the back side. Cutting out the affected section, plus a margin, is the reliable fix.
How drywall mold remediation works
Map the moisture
Before any cutting, the provider uses a moisture meter along the wall or ceiling to find the edges of the wet area, which is often larger than the visible stain. Thermal imaging can reveal wet areas above and below the obvious spot. This mapping decides where the cuts go.
Contain and protect
Plastic sheeting encloses the area, floors are covered, the HVAC register in the room is sealed and a HEPA air scrubber runs throughout. For small areas, a mini-containment around the wall section may be enough.
Cut out the affected drywall

Why painting over stains does not work
